A lightly used basement can have different priorities than a garage that sees hot tires, dropped tools, road salt, and weekend projects. Epoxy base coats give you working time and strong adhesion when the concrete is prepared correctly. What You Need Before You Start
Have the full process staged before mixing any material. Once a two-component coating is activated, the clock is running. At a minimum, you will need:
- A concrete cleaner or degreaser, crack repair material, and a concrete profiling method
- A floor scraper, vacuum, mixing pails, drill mixer, rollers, brushes, and extension pole
- Your base coat, flake blend, clear topcoat, and optional anti-slip additive
- Protective gloves, eye protection, proper clothing, and ventilation appropriate for the coating system
How to Apply a Flake Floor System Step by Step
1. Empty, inspect, and test the concrete
Remove everything from the floor. That includes shelving if possible, because coating around permanent obstacles creates weak visual breaks and makes future cleanup harder. Inspect the slab for oil, tire residue, old failing paint, moisture issues, cracks, spalling, and soft concrete.
Oil contamination is one of the most common reasons coatings fail. Degrease heavily used areas more than once if needed, then rinse and allow the slab to dry. Water should darken and absorb into clean, properly open concrete. If it beads up, the surface may still contain sealer, contamination, or a previous coating that needs to be removed.
If you suspect moisture vapor moving through the slab, address it before installing a standard coating system. A coating can be exceptionally strong and still fail when hydrostatic pressure pushes from beneath it. Basements, older slabs, and concrete without an effective vapor barrier deserve extra attention.
2. Profile the surface for mechanical adhesion
Concrete must have tooth. Smooth, hard-troweled concrete may look clean, but it does not automatically provide the profile a coating needs to lock on mechanically. Grinding is often the most controlled option, especially for dense slabs, old coatings, or floors with contaminants. Acid etching can be appropriate for certain clean, bare concrete projects when used exactly as directed, but it is not a shortcut around cleaning or repair.
Your goal is a uniformly dull, textured surface similar to medium-grit sandpaper. After profiling, vacuum thoroughly. Then vacuum again. Dust left in pores or cracks can interfere with adhesion and leave imperfections in the base coat.
3. Repair cracks and damaged areas
Fill cracks, pits, and spalls with a compatible repair product after the concrete is clean and profiled. Let repairs cure as specified, then sand or grind high spots flush. Hairline cracks can sometimes be filled cosmetically, but understand that active cracks may move with the slab and can eventually telegraph through any coating.
This is a worthwhile trade-off to consider: spending more time on repairs may delay installation by a day, but it produces a cleaner finished floor and protects the value of the entire coating system.
4. Map the floor and mix the base coat correctly
Plan your path so you can coat yourself out of the room. In a garage, most installers begin at the back wall and work toward the overhead door. Divide large floors into sections that you can roll and broadcast without rushing. Keep one person rolling and another broadcasting flakes when possible.
Mix only the amount of base coat you can apply within its working time. Combine Part A and Part B at the stated ratio, mix thoroughly with a drill mixer, and honor any induction period required by the product. Do not guess the ratio, thin the material unless the instructions allow it, or mix a giant batch to save time. Those shortcuts can change cure behavior and leave soft or uneven areas.
Cut in edges with a brush, then roll the field with an even coat. Maintain a wet edge. Thin areas can reduce flake coverage and leave visible color variation, while puddles can create texture problems later.
5. Broadcast flakes to refusal
For the classic full-broadcast look, throw flakes upward and outward into the wet base coat instead of dropping them straight down. This motion lets flakes land more evenly and prevents clumps. Continue broadcasting until the wet coating will no longer accept flakes. That is called broadcasting to refusal.
Do not try to make a full-flake system look sparse. Bare or lightly flaked sections can create inconsistent color and texture once the clear coat is applied. Use enough flakes to completely cover the base coat, then save the excess for touchups or future repairs.
Let the floor cure according to the system instructions. Keep people, pets, windblown debris, and vehicles away during this stage. A garage door left open on a windy day can turn a clean coating job into a dust collection project.
6. Scrape, vacuum, and prepare for clear coat
Once the base coat has cured, scrape the floor in multiple directions with a floor scraper. This removes loose flakes and knocks down sharp vertical edges. Vacuum all debris, paying close attention to corners and expansion joints.
This step is what changes the floor from rough broadcast material into a finish-ready surface. Skipping it can leave sharp flakes standing up through the clear coat, creating a floor that feels abrasive and uses more topcoat than necessary.
7. Apply the clear topcoat evenly
Mix and apply the clear coat according to its stated coverage rate and recoat window. Roll it evenly, again maintaining a wet edge. A quality clear coat deepens the flake color, seals the broadcast layer, and makes routine cleaning easier.
If the space can become wet, add the recommended amount of anti-slip aggregate to the topcoat. More traction improves grip but also adds texture, which can make mopping slightly less effortless. For most garages, workshops, entryways, and patios, a moderate traction profile is the practical choice.
8. Respect the cure schedule
A floor may feel dry long before it is ready for full service. Follow the published cure schedule for foot traffic, light items, and vehicle traffic. Rolling a vehicle onto a coating too soon can leave tire marks, dents, or permanent damage in an otherwise successful installation.
Protect the Finish After Installation
A flake floor is low maintenance, not no maintenance. Sweep grit regularly because dirt and sand act like abrasives under tires and foot traffic. Clean spills promptly, especially automotive fluids, chemicals, and de-icing residue. Use a neutral cleaner rather than harsh products that can leave residue or dull the finish.
Place protective pads under motorcycle kickstands, heavy equipment, and sharp metal furniture feet. If you weld, grind, or work with hot metal in the space, use a protective mat. Even high-performance coatings have limits when exposed to extreme point loads or direct heat.
